Wheel stops have been added to accessible spaces to prevent vehicle overhang beyond curb. Minimum sidewalk depths adjacent to head -in parking are increased by 24" to allow for vehicle overhang. Planter islands vnthin parking areas are required to be a minimum 50 square feet not less than 5 in any dimension (measured inside curbs). and run the length of the parking space (may be reduced by 2 to allow for improved vehicle maneuvering) per UDC 11-3B-8C 2 (the square planters arena allowed) Alternative compliance may be requested to this standard Planters in the parking field are 8' x 9' overall, or 7' x 8' measured to inside of curb, net 56 sf. The parking stalls are for compacts and not counted towards the required parking but given we are required to provide parking (995 stalls), in excess of code minimum, we request an alternative compliance for these planters to maximize parking.. Include a detail of the fire pit. BBQ s public art and children s play structure Landscape Sheets L-4.1 through L-4.3 have been updated to include details of fire pit, BBQs and the children's play structure. See Sheet L-xx. Public art has not yet been identified but two locations for public art have been selected at the plaza between the HD building near Cobalt and at the plaza between Flats F-1 and F-1. See Site Plan, Sheet A-100. We will follow with public art details under separate cover. A minimum of 995 parking spaces are required for the multi -family development per the CUP (condition #11g) 991 are proposed — provide an addition 4 spaces. Four spaces have been added to the residential parking for a total of 995 and the parking table updated. See Site Plan, Sheet A-100. • Building D floor plans need to be revised to provide a minimum of 80 s f of private usable open space (i a patios or balconies) Combined patio and balcony area for each unit exceeds the 80 sf requirement and the ground floor for each unit has a dedicated fenced outdoor space, including the patio, well in excess of 80 sf. Area is called out on the Site Plan, Sheet A-100. Depict bicycle racks for the tov^mhome style structures Landscape Sheets L-3.4 and L-3.5, and also Sheet A-100, now includes bike rack location for the Townhomes. End
