Narrative Rationale / Description of The Proposal
Scope of the Project
This Plat — will be known a Pinedale Pointe — is a 1.3-acre plat located at the end of W. Newland St. in
the city of meridian. The plat will be subdivided into 14 lots 1-12 will be for the use of single family
detached dwellings lots 13 and 14 will be set aside as streets and common area, lot 14 contains the Ten
Mile creek easement and will be set aside as common area allowing access to the meridian trail
network. The dwellings are 2 and 3 stories in height containing a garage and one onsite parking space.
The following is the parcel information

• Is bounded by the railway on the South and Ten -mile Creek on the Northwest thence West, and
South By Chesterfield subdivision on the West side
The total area of this plat is 1.3 acres
The Pinedale pointe project complies with the approved preliminary plat and meets all medium -
high density requirements thereof for a R-15 development.
