The 22.85-acre site was approved for annexation with a Development Agreement (DA) in April 2004 under the name Kissler Annexation (see File No. AZ-03-018). Proposed Commercial Square Footage: 250,000 Number of Proposed Buildings: up to 19 shown Other: concurrent variance application will be discussed after this hearing. Elevations: No-applicant has stated previously that the vision for the development will be the same as that presented to Council for the Sadie Creek project on the SW comer of Eagle and Ustick. This property does have extensive frontage along an entryway corridor. Commission Recommendation: approval at their March 16, 2006 hearing Summary of Public Hearing: i. Eagle Road Access points Key Commission Changes to Staff Recommendation: i. Including a full access to Eagle Road at y¡ mile south of Us tick Road. ii. Supporting a public road connection at y¡ mile south of Us tick Road. Outstanding Issue(s) for City Council: i. Eagle Road Access points ii. Construction of Allys Way. Staff has made [IDdings for the Gateway Marketplace preliminary plat for Allys Way to be th~ required frontage road with the project development. Again, the Council may want to consider tying development of the subject property to the construction of the Allys Way collector road. The finding for frontage road will satisfy the ITD policies for interconnectivity and provide adequate access for commercial development as well as meet the intent of the Development Agreement. \ Findings: Yes-for approval Notes:
