RE: Roaring Springs Expansion — Food and Beverage Building
Dear Planner,
On behalf of Roaring Springs we are pleased to submit the attached application and supporting materials
for a new Food and Beverage Building for Design Review. This project will consist of a new single story
building located at the Northeast corner of the existing Roaring Springs water park and is part of a larger
expansion to the park that includes new pools and attractions.
The applicant is proposing to construct a new 3,328 SF single story building with a 1,300 SF outdoor bar
attached. Site access is proposed off the existing park entry at the South side of the existing park. This
building will serve as a food facility where park patrons are able to pick up food and beverage service
during their time in the facility. An outdoor bar is proposed on the East side where alcoholic drinks will
be served. Cabana food service will also be run out of this building. The proposed building is located on
the East side of the existing property adjacent to the existing catering building.
Building elevations take cues from the existing structures in the water park. Materials include split -face
and smooth concrete block and aluminum storefront windows and entries. Public contact points and the
exterior bar feature shed roofs that spring up and out from the building wall to create a focal point for
their respective uses / entries and provide shade for park goers. CMU block color will match existing
color: Charcoal. Changes in the texture of the block break up the massing of the elevations. Exterior
windows and storefront entry systems are to be clear anodized aluminum to match the campus standard.
The roofs over the Point -of -Sale and Bar areas feature a heavy fascia line for visibility in a Copper color
to match the cabanas located throughout the site. At the West and South elevations, we request a Design
Standards Exception to ASM 3.1A for articulation on these sides of the building as they are considered
back of house and not accessible to the public.
Trash and recycling enclosures are proposed, located on the South side of the building adjacent to an
existing site access drive. This allows the trash collection vehicles to utilize the drive area used by truck
traffic for easy access. A hammerhead turn around is proposed to allow easy maneuverability for trash
and delivery vehicles.
