FRONT STREET, BOISE, IDAHO 83702-7300 PHONE (208) 287-7900 https://adacounty.id.gov/developmentservices FAX (208) 287-7909 BUILDING • COMMUNITY PLANNING • ENGINEERING & SURVEYING • PERMITTING May 17, 2022 Joseph Dodson Meridian City Planning Department 33 E Broadway Avenue #102 Meridian, ID 83642 RE: H-2022-0025 / 4050 W McMillan Road/ Pickleball Court Subdivision Joseph, The City of Meridian has requested feedback regarding the proposed annexation with zoning of R-4 (Medium-low density Residential) and a preliminary plat for the Pickleball Court Subdivision, which will consist of 14 detached single-family homes on 4.58-acres located at 4050 W McMillan Road within the City’s Area of City Impact. Ada County is supportive of the application due to the proximity of the site to existing public services. Goal 2.2f of the Ada County Comprehensive Plan encourages residential development to occur at urban densities within Areas of City Impact where public facilities are available. The application is also compatible with the Future Land Use Map of the Meridian Comprehensive Plan, as adopted by Ada County, which designates the site as Medium Density Residential, which is primarily intended for single-family homes at densities of three to eight dwelling units per acre. The layout of the development also complies with many of the goals of the Meridian Comprehensive Plan. The proposal to dedicate over 12% of the site as open space is compatible with Goal 2.01.01B, which encourages opportunities for physical activity to be provided with new development, and Goal 3.07.02A, which encourages usable open space to be incorporated into residential subdivisions.
