Re: BienvilJe Square Subdivision by RedCliff Development ---'------,---~~- City of Meridian City Clerk Office Dear Madam Mayor and Council members: Unfortunately we will not be able to attend the meeting tonight but feel it's very important to us and other property owners in Carol Subdivision that we get some closure to this development with regard to a final proposed plan of the actual Bienville Square Subdivision by RedCliff Development. We have been witness to the most unprofessional presentation of a project that has been in constant flux for a long time now. I think the RedCliff Development group is trying to push this project past everyone, including the Council, through persistence and vagueness. Here are the points that concern us. All these points reflect design issues presented in their last version of the project. We don't know what new version they will present tonight. . The high density of the housing that back up to the properties on Leslie Way. The streets and off street parking are inadequate for the density and create a public hazard for fire and police as well children. . The flow of traffic through the entire project is not designed well and seems to rely on the neighboring Sadie Creek Promenade to cure their entrance and exit problems on Ustick. Sadie Creek may have to modify their design to accommodate Bienville. . Allowing a high density residential subdivision in that location to enter and exit off Eagle will force traffic through Carol Subdivision if someone wants to go North on Eagle but can't get across. Our residential street will become a public thoroughfare from Eagle to Ustick. We are starting to see the abuse now as people are flying through at high speeds. . The designs of all the proposed residential and commercial buildings are so vague with apparently no actual models to review. It makes us wonder how Redeliff will be made to deliver as promised. . Issues such as fencing are still being bantered about and should have been resolved many meetings ago. We in Carol Subdivision realize that development of the adjoining parcels is inevitable and everyone is entitled to legally maximize their investments. We're no different. The Bienville Subdivision has real potential to negatively impact our largest învestrnents, our homes, in a subdivision that has existed peacefully for almost 30 years. We ask you to do the right thing and protect Carol Subdivision's interests. Please make RedCliff present a well-designed, quality project, not what you reviewing now, before acceptance.
