Re: Bienville Square Subdivision by Red Cliff Development
Dear Madam Mayor and Council members:
We would like to make a few comments in regards to the Council meeting on
March 14th pe11aining to the Public Hearing RZ 05-019, PP 05-059. In regards
to Mr. Unger's comments concerning the Sadie Creek Promenade "who walked
through the door and had all the neighbors' support with their concept plan
which was approved". Our thoughts are that Tamara Thompson from
Landmark Development Co. met with the home owners to get our input and
feedback concerning their development. Tamara went through the minutes of
the original Planning and Zoning meeting. When the zoning was changed ITom
RUT to CG on the Ruwe property we were assured that the property on the
west side facing Carol Subdivision would be light office, single story, with a
thit1y foot berm with landscaping and a masomy stone walL
Mr. Unger was upset because the neighbors approved the Sadie Creek
Promenade plan and not the Red Cliff development proposaL Red ClifT is not
following any of the original rezoning plans. They have chosen to follow what
they feel will generate the most profit for themselves and not what the
neighbors on Leslie Way have approved. Red Cliff Development is proposing
two story single tàmily homes of high density. This type of development will
decrease the property values of the homes in the Carol Subdivision and make
them much less desirable. Where we once had fields with horses and views of
Bogus Basin, we will now be looking at two story homes.
Development of that property is inevitable, but it must be done in a way that is
compatible with om" existing neighborhood, preserving the privacy and
atmosphere of the existing homes. The neighbors of Carol Subdivision have
met with Mr. Bob Unger on numerous occasions and he bas repeatedly not
incorporated what we as a neighborhood have asked for in his plan. This
development must be done in a manner to enhance and not lower propel1y
values - it needs to be an asset to the city of Melidian. Eagle Road is a very
desirable location for La (light office) and is not conducive to high density
residential on an ab"eady busy road.
Thank you for yom" consideration on the above stated issue. We look forward
to a positive outcome that will suit the City of Meridian as well as maintaining
the integrity of the Carol Subdivision homeowners.
