Short Plat Application
Dear Mr. Dodson:
On behalf of Hawkins Companies, LLC., we are pleased to submit the attached application and required
supplements for a short plat for the Ruger Gardens Subdivision.
Site Information and Background
The subject property comprises approximately 1.85 acres identified as parcel number R4995340200 or Lot 7,
Block 1 within the Knighthill Center Subdivision No. 2. Knighthill Center Subdivision No. 2 consists of two lots and
was recorded in 2017.

wwomwO plat for the Ruger Gardens Subdivision is proposed in accordance with City Code. The short plat is a
resubdivision of Lot 7, Block 1 which is a lot in the recorded Knighthill Center Subdivision No 2. The short plat does
not exceed 4 lots and is not proposing new street dedication or widening. There will be no impact to the health,
safety or general welfare of the city. This subdivision is in the best interest of the city as it will increase commercial
opportunities in this area of Meridian.
The Ruger Gardens Subdivision will create
two commercial lots by subdividing lot 7
within the existing Knighthill Center
Subdivision No 2. The proposed lots will
comprise Lots 1 and 2 in the Ruger
Gardens Subdivision. Lot 1 is
approximately 43,532 square feet and Lot
2 is approximately 36,498 square feet.
All dimensional standards and previous
conditions of approval pertaining to the
preliminary plat and as required by the
existing development agreement (Inst.
No. 114014784) will be acknowledged in
future development of the proposed lots.
All existing public utility easements
including water, sewer, drainage, gravity
and pressurized irrigation will be
maintained as required with previous
approvals.

Everest Lane connects with N Gertie Place
and provides access to Chinden Boulevard. Precise driveway locations will be determined with future applications
once future users have been identified.
Landscape plans for the original Knighthill Center Subdivision and Knighthill Center Subdivision No 2 depict
landscaping that was required and has been installed along the southern boundary of the subject property. As
the proposed short plat will not be fronting on any public roadways landscaping is not applicable at this phase
of the project. Landscape plans will be submitted for review with applications required (CZC, Design Review, or
CUP) for individual lot development as applicable.

3ardens Subdivision supports the City's vision for growth by providing an additional commercial
opportunity in this area. The provision of two commercial lots in an area close to existing transportation
corridors and residential properties supports numerous Comprehensive Plan goals and objectives. The
proposed short plat is in compliance with City Code as well as previous approvals.
