Subject: Alternate Compliance I Firenze Plaza Subdivision I NWC Amity & Eagle Roads
Narrative: The above referenced project is required pursuant to the H-2019-0067 subdivision for a
twenty-five foot (25') wide street buffer along S. Eagle Road and E. Amity Road, both arterial streets,
measured from the back of curb as identified and depicted in the Final Plat H-2019-0067 application
Exhibit A, A.4a and A.5.a Comments and Conditions. The intended design as depicted in the plans
contemplated a 5' planting strip between the back of curb, a 5' sidewalk and a 15' landscape buffer
behind the sidewalk.
Subsequent to the application, ACHD constructed the S. Eagle Road improvements and set the standards
for the E. Amity Road improvements which included an attached multi -use path way to the back of curb.
As a result, there is a 3' stamped concrete buffer and a 10' connected sidewalk attached to the back of
curb deviating from the original approvals and project conditions.
As required by the Final Plat Exhibit A, A.4.a conditions, the landscape buffer shall be graphically
depicted on the Final Plat. Due to the recently constructed ACHD 10' multi -use pathway, the Alternate
Compliance respectfully requests approval for the 25' landscape buffer to remain as originally
conditioned, from the back of curb, resulting in a slightly reduced landscape area behind the attached
sidewalk of 12'.
