The subject property will be composed of two (2) existing Lots (Lot #12 - 4818 Elsinore Avenue and Lot #13 - 4858 N. Elsinore Avenue). A Property Boundary Adjustment (PBA) will occur to combine these two (2) existing lots into one (1) parcel that will be approximately +/- 1.31 acres. The subject property is currently comprised of vacant land. It is located within the jurisdiction of the City of Meridian and is currently zoned "C-G". Child Care is considered an A/C use within this zoning classification and a Conditional Use Permit (CUP) will be required. Peak on -site traffic flow will occur during primary drop off/pick up times in the mornings and evenings -between 6:OOam and 9:OOam, and between 3:OOpm and 6:OOpm, respectively. They offer touchless check -in and external drop-off and pick-up of children. Deliveries are conducted with small cargo cans and single rear axle trucks. No Loading zone is required. Playground equipment is limited to one classroom at a time and playground equipment is disinfected before and after each use.
