VEGETATION:
1. VEGETATION COVERAGE: REQUIRED LANDSCAPE AREAS SHALL BE AT LEAST 70% COVERED WITH VEGETATION AT
MATURITY, WITH MULCH USED UNDER AND AROUND THE PLANTS.
PARKING:
2. REQUIREMENT: PROVIDE A FIVE-FOOT WIDE MINIMUM LANDSCAPE BUFFER ADJACENT TO PARKING, LOADING, OR
OTHER PAVED VEHICULAR USE AREAS, INCLUDING DRIVEWAYS, VEHICLE SALES AREAS, TRUCK PARKING AREAS, BUS
PARKING AREAS, AND VEHICLE STORAGE AREAS
2.1. WITHIN THIS BUFFER, THERE SHALL BE ONE TREE PLANTED PER EVERY 35 LINEAR FEET ALONG WITH
NECESSARY LAWN, SHRUBS, OR OTHER VEGETATIVE COVER

3. WITHIN THE PARKING LOT, EACH INTERIOR PLANTER THAT SERVES A SINGLE ROW OF PARKING SPACES SHALL BE
LANDSCAPED WITH AT LEAST ONE TREE AND COVERED WITH APPROPRIATE LOW VEGETATION.
3.1. REQUIREMENT BASED ON LAYOUT = 4 TREES

BUFFER:
5. APPLICABILITY: LANDSCAPE BUFFERS SHALL BE REQUIRED ALONG STREETS IN ALL LOCATIONS, EXCEPT FOR LOCAL
STREETS ADJACENT TO SINGLE-FAMILY RESIDENTIAL, DUPLEX, AND TOWNHOUSE PROPERTIES.
5.1. THE LANDSCAPE BUFFER IS REQUIRED FOR THIS DISTRICT ON ANY PARCEL SHARING A CONTIGUOUS LINE WITH
A RESIDENTIAL LAND USE.
5.2. BARRIER EFFECTIVENESS: THE REQUIRED BUFFER AREA SHALL RESULT IN A BARRIER THAT ALLOWS TREES TO
TOUCH AT THE TIME OF THE TREE MATURITY
5.3. RELATIONSHIP TO PARKING LOT PERIM REQUIREMENTS: ALL BUFFERS BETWEEN DIFFERENT LAND USES MAY
INCLUDE ANY REQUIRED PERIMETER PARKING LOT LANDSCAPE BUFFERS
5.4. BUFFER IS SATISFIED BY THE 9 EXISTING TREES ON THE WESTERN AND SOUTHERN ENDS OF THE SITE AND THE
PARKING PERIMETER PLANTING STRIP - NO ADDITIONAL TREES NEEDED.
5.5. THIS PROJECT SHALL MAINTAIN THE EXISTING 25 FT LANDSCAPING BUFFER TO W. MCMILLAN ROAD AND A 10 FT
BUFFER TO ELSINORE AVENUE.
