SUBJECT: Final Plat Narrative — Victory Commons Phase 2
Dear Planning Division:
On behalf of BVA Victory Commons Flex No 1, LLC we are submitting this Condo Plat
application with respect to Victory Commons Flex 1 located at the intersection of S. Meridian
Road (Hwy 69) and E. Victory Road.
Project Details
Victory Commons Flex 1 currently sits on parcel R9024770080 but will be re -platted as a
new lot when the Victory Phase 2 final plat is recorded.
Access and Easements
A cross access easement has been recorded granting access over the site to all lots within the
development, ESMT-2021-005. The drive lanes will meet all city parking lot standards. No
common roads or private roads are proposed in this development.
A Traffic Impact Study was submitted to ITD and ACHD. Design of the project and
improvements are in compliance with both jurisdictions.
