In support of our application for a CERTIFICATE OF ZONING COMPLIANCE, please accept
this narrative in regard to this application.
The existing Ultra Car Wash and Fuel and Detail Auto Service is closed and the same owner
requested to remodel and the existing building at the interior and add new covered patios and
open space landscaping features and game areas.
• The existing lot is 0.867 acres (37,767 sf +/-).
• The existing building to be remodeled is 6,400 sf.
• The new covered patios will be 2,214sf (8,524 sf 23%)
• The landscaped areas of planted areas, parking islands and open game space will be
11,875 sf (31 %). This does not take into account the extensive railing mounted planter
boxes for annuals. (approximate 133 If)
• The alcohol service area is contained and controlled with a 3' gated fenced area
• Paved areas are primarily existing, reduced for rear (south) and front (north) Ian.dscaped
area and with a small relocation of the north entry/exit drive.
• Additional parking lighting will be added however new lighting will be restricted to 1 fc at
property lines except at shared parking or common driveways to illuminate traffic and
shared parking space.
• Planning is allowing 8 additional feet of Future ROW along Fairview for ACHD 20+ year
concept of increasing Fairview to 7 lanes.
• In addition to the primary site parking, there are 4 deeded parking spaces adjoining the
south property and 11 parks at the adjoining far west property.
• In order to maintain as much parking as possible, the site layout is requesting a 20'
setback from the Future ROW line along Fairview in lieu of 25' current guideline.
• There are 51 deeded car parks which in excess of the code requirement of 35.
• Also included are 6 bicycle parks (2 required)
• In addition, the Owner has received an agreement with the adjoin property owners for a
cross access agreement for parking thereon after normal business hours.
• Parking and covered queue is provided for 2 food trucks as well as service from the cold
kitchen inside the building.
• Building exterior will be refurbished and repainted.
