Alan... 1) Here was our original scheme which shows the existing drive (about T-6" behind the future ROW and ng) •aised and discussed. It was discussed that a reduction of the 25' setback could be considered because of the loss of the planned parking and bike racks. And the hardship imposed on the operation and parking. Our submittal set we moved the driveway north the T-6" +/- to allow for 2 parking spaces added to the east parking for a net loss of (2) spaces and allows the bike racks where Bill suggested. See yellow dotted line indicating the original drive location- Btw ACHD had no comments in their review of this last layout. 2) There are no changes to the north and south elevations except the addition of a service door each in the existing building. 3) Yes the parking is detailed 9' x 19' with 25' drive aisles. However there are (5) stalls at the rear of the building which are 9' x 17' with a 7' sidewalk to allow for the 2' bumper overhang. I need the following clarifications: Along the front (north), the paved areas including the drive aisle and what you show as bike parking are already existing except for the sidewalk connecting the site to Fairview. Is this correct? If so, the landscape buffer issue is moot as these are existing improvements, and you can have the 3'-4" fence and lawn games in this area. There are no changes to the south and west portions of the building, other than painting? Otherwise, you need to provide elevations for these sides. Required parking space size is 9'x19'. This needs to be dimensioned or noted on at least one of the plans. If you can confirm my above questions, and send me a site plan or landscape plan with a note or parking spaces dimensioned, we can wrap this up.
