Dear Mr. Parsons,
On behalf of Sundance Investments, LLP, we are pleased to present the attached DR/CZC application for a new one
story office/ flex building. This submittal entails a one story building with associated site improvements and
parking lot.
The building will be constructed out of steel stud walls, with stucco field and stone accents as identified on the
attached exterior elevations. The roof will be steel bar joists with rubber membrane roofing. The roof and
mechanical equipment will be concealed by parapets.
Cohesive Design: Forms and materials are carried around the building to provide a cohesive
design.
Building Scale: The building provides human scale through door and window fenestration
sizing, and also metal canopy overhangs.
Building Form: The building is accentuated with two prominent features on the east and west
sides of the building, providing building modulation and visual interest.
Parapets are varied in height.
Architectural Elements: The building is accentuated with two prominent features on the east and west
sides of the building, providing building modulation and visual interest.

Materials: Please see exterior elevations for material call -outs.
Parking Lots: Parking has been shown which incorporates landscaping islands, and perimeter
landscaping.
