RE: H-2021-0099 /NWC I-84 and Meridian Road/Commercial Annexation
Sonya,
The City of Meridian has requested feedback regarding the proposed comprehensive plan
amendment(FLUM), annexation, and rezone to C-G(General Retail and Service Commercial)
of 16.1 acres located on the northwest corner I-84 and Meridian Road. A concept plan of the
future development consists of a proposal for two big box stores, a junior anchor retail space,
three out pads, an 80,000 square foot office building, and two open space/ plaza areas with
pathways shown throughout the development.
Ada County is supportive of the proposed annexation as it is compatible with Goal 2.2 of the
Ada County Comprehensive Plan, which encourages urban development be directed to Areas
of City Impact where investments in urban services have already been made.
Ada County is supportive of the proposal to amend the Future Land Use Map to Mixed-Use
Regional, which is intended to provide a mix of employment, retail, residential dwellings, and
public uses near major arterial intersections as the general intersecting area is a regional
destination and would be supported by a proposed mixed-use residential development to the
west of the site as well as other surrounding residential areas.
The proposed retail, and office building, and associated jobs it will bring to the city, is also
supported by the Meridian comprehensive plan, as adopted by Ada County. Regarding
economic development, Chapter 4 states that Meridian has a goal of "actively supporting
existing and new businesses in order to retain and create new jobs, develop regional talent,
foster innovation and increase tax base to promote a community that is proactive, responsive
and sustainable." Additionally, Goal 4.03.00 is to make Meridian the premier location for
business in the region by recruiting and attracting new businesses to the area.
