Highlights of Proposed Development: 175 SFR on 38.5 acres in R-8 zone.
Other: The Meridian City Council heard the item on November 15, 2005. At the public hearing they
moved to recommend denial, on January 3,2006 the Meridian City Council remanded the revised Irvine
Subdivision to the Planning Commission. Staff has reviewed the revised design dated January 19,2006
and submitted comments as detailed in the staff report dated March 2, 2006. On March 2, 2006 the
Planning Commission recommended approval of the revised design às detailed in this report dated April
11,2006

Key Commission Changes to Staff Recommendation: None.
Outstanding Issue(s) for City Council: The Council may want to consider a redraw of the Irvine
Subdivision to incorporate the ITD response and required open space. The UDC requires properties with
more than twenty acres to provide two or more qualified site amenities -as part of each plat. The proposed
amenities include a tot lot and pool. However, the open space makes up 5.1 % ofthe site, not all of that
qualifies toward the 5% requirement. Our calculations show that they only have 3.1 % qualified common
open space.
