Broadway Ave. Ste 120 Meridian, Id 83642 Friendship Subdivision Preliminary Plat, Annexation & Rezone Request City Staff, We are submitting the Friendship Subdivision Preliminary Plat application on behalf of Mike Homan who is the agent and developer for the property owner. The professional engineer for this subdivision is Joseph Canning within our office. The property is located at 6168 N. Elk Ranch Lane; showing as Ada County tax parcel number R1002730200; Lot 2, Block 1 of Blythe Estate Subdivision. We are requesting annexation into the City of Meridian with a rezone to R-8. The proposed Friendship Subdivision contains 41 buildable lots and 7 common lots. Lot 9, Block 3 as shown on the preliminary plat has an existing home and garage which will remain. The remaining 40 buildable lots will be single family residences. Lot 11, Block 1 will serve as a common drive to access Lots 9 and 10 of Block 1. Please see the Open Space exhibit for the remaining common lot uses. The pathway to the north is to provide access to the church property. The project will extend the existing pathway near the southwest corner to the cul-de-sac within the project. The settlers canal will be rerouted and piped in common lots. The subject site is surrounded in the east and south by existing development not dissimilar to what is proposed in Friendship. The lands to the east include eleven homes - Friendship includes ten lots. The lands to the south include six building lots compared to Friendship's nine lots, but one of the lots to the south is on a sweeping street corner that creates a large triangular lot. One of the lots on North Senita Hills Avenue fronts on that road which makes the lot dimension for its depth deeper. The existing development to the west has four lots along the boundary. Friendship will be a good match to the number of building lots being proposed along that boundary — three. To the north is the Friendship Celebration Lutheran Church with a large landscaped activity area adjoining the site. I APPROVED CENTURION ENGINEERS, INC.
