Please note that in addition to responding to Meridian Planning's comments, and as the general course of continued project design, some design of some elements of the project have changed since the previous submission, most notably: Units —The previous submission had 169 units. This exceeded the 164 units approved in the conditional use permit. The owner has changed the submission to 164 units. The reduction in units was accomplished by: o Changing the three smallest units that had been indicated as Studio units to guest suites (this had our intended use of these spaces anyway) o Converting a one -bedroom unit into an upper floor interior amenity space above the entry (which added some interesting visual features to the entry as well) o Changing two one -bedroom units into one two -bedroom unit Building Entry — Additional wood elements are shown at the entry. The glass expression on the first two floors was also extended to the second two floors. These are noted in the design review response packet. Site Changes — The site plan was modified to enhance the exterior amenity spaces, encouraging more activities that would promote health and wellness, essentially increasing the active spaces and reducing the passive spaces. Specifically, the previous pollinator garden at the northeast area (passive) was changed to a larger pickleball area and an outdoor game area (active). The size of the pet area was increased as well. Along the west side, the sunset lounge (passive) remained the same at the north and the south, but in the middle a gardening area with year-round greenhouse (active) was added. The following page shows a summary of the comments to the CZC from Planning, and a quick summary of our team's response or where to specifically find the response.
