Three pickleball courts now anchor the Northeast corner of the site. South ofthe courts is an area for spectators along the pedestrian path and to the West is a sizable bocce court for additional recreation. Across the garage driveway the pet amenity area has been expanded. To the West of the pet area is a natural lawn giving residents a place to relax or play. To the North and South of the space are two fire pit lounges, similar to the previous design, but in the middle is a new gardening area complete with greenhouse and raised garden beds. An espaliered landscape feature been added to soften the textured board -form concrete amenity building on the south side of the project. Architecturally, the concrete wall provides thermal mass for poolside shading in the daytime and a slow release of heat during the night. The espaliered plants will be trained to grow flat along the board form wall. These sculptural groupings add detail and interest while softening the wall. Benches flank this landscape feature allowing residents and the public a place to rest. The residential wings on either side of the amenity building have been further developed as well. Vertical trellises will provide an armature for climbing vines shading the windows on the South facade and columnar evergreens and grasses will provide a rhythm and texture throughout the year. The resulting development incorporates larger windows. Overall, the windows sizes have been increased and the vertical strip windows have been largely removed. Jakob Rope System SOUTH FACADE CZC Comment #5: Concrete panels facing south are not ideal without additional accents. Could you add projecting lattice that allows for added vegetation? I'm open to ideas. CZC Comment #7: South Elevation requires additional pedestrian scale along the base of the building because it faces L residential uses to the south. This can be done by adding an 4 _ accent material around the base, adding landscaping and benches, among other options. Response: The harsh sun exposure along the Southern facade has required a dual approach to its design. The building architecture attempts to shield the residential uses from the intense sun, while the landscape design provides pedestrian details and interest towards the neighboring residential projects. Espaliered Chinese Witch Hazel and Fountain grasses have been added. These sculptural groupings provide relief while still working with the structural nature of the concrete wall. Pedestrian benches have been added along the walking path. To the West and East, vertical trellises flank the residential windows allowing the landscape to grow up the building and act as natural sunshades. Again, I am open to ideas on this. Response: At the main entry careful development has been given to address the CZC comments. Most notably is the addition of the wood trellis and "TreeHouse" amenity at the corner on level 4. This amenity creates a new focal point on the exterior and its sweeping canopy guides visitors to the main lobby. Below the TreeHouse, additional wood siding and soffit has been added to lighten the facade and tie all the materials together. These additional wood elements continue to feature prominently at night with architectural lighting highlighting them.
