S00°13'58"E a distance of 247.68 feet to a found 5/8-inch rebar marking the Southeast corner of said Gramercy Subdivision No. 2; 2. N89'35'56"W a distance of 420.00 feet to the POINT OF BEGINNING. Said parcel contains 102,754 Sq. Ft. (2.359 acres), more or less, and is subject to all existing easements and/or rights -of -way of record. SUBJECT TO taxes and assessments for the year 2020 and all subsequent years, together with any and all existing easements, rights -of -way, reservations, restrictions and encumbrances of record, to any existing tenancies, to all zoning laws and ordinances, and to any state of facts an accurate survey or inspection of the premises would show.
