Justin, thanks for the reply. Glad to hear about your concern to make it look good.
Copper Basin and Saguaro have set a nice standard for McMillan that we'd like to see
continued as well as screening the homes from the street and the school. The fence on
top of the berm would also increases the privacy of each house, match up well with
Copper Basin and make the street scene along McMillan more appealing as well.
I am going to forward this to the City, so they will have it on record and hopefully save
you any questions at the hearing. Good luck on your project.

We have a 40ft landscape area along McMillan Rd. We are planning on a landscaped berm. I will make it
as big as we can and load it with trees. I will then put a 6ft cedar fence at the property line. The lots on that
side are 120ft deep so I should be able to encroach on those lots with the berm. I believe you will be
happy with what you see when I am finished. Please feel free ask me any questions you may have.

I have forwarded your e-mail to Justin Blackstock at Hubble Homes and will send any comments to you.
The preliminary plat shows 35 feet of ACHD right-of-way from the centerline of McMillan Road. I have
allocated 40 feet of landscaping along McMillan to accommodate berming and buffering. Therefore,
adequate area has been provided for appropriate berming and landscaping. All lots backing up to
McMillan Road with the exception of one are 120 feet or greater in depth. The added lot depth should
increase the rear yards which will also reduce the tunnel effect. I will try to obtain more specifics on the
landscape design from Hubble Homes to address your concerns.

Becky, as we have discussed, I have a concern over the aesthetics of the homes in
the Solitude Development backing up to McMillan road. The concern is that we do
not have two story homes backing right up against the roadway without adequate
berming. Could you give me some reassurance that the Developer would be able to
build the berm along McMillan the same height as what has been done to the East at
the Copper Basin Development? It seems Copper's berm is about 8' tall with a 6'
fence on top.
I have attached two photos, one of a home currently under construction about a mile
West on McMillan and one of the berm at Saguaro with two story homes behind it.
Can you guess which I'd rather be looking at while driving to work?
The layout for Solitude looks really nice.
