Broadway Avenue Ste. 102 Meridian, Idaho 83642 RE: Certificate of Zoning Compliance + Design Review I Narrative JMJ Mortgage Office Building 6291 N. Fox Run Way Meridian, ID 83642 To whom it may concern, The applicant, JMJ Mortgage — Matt Morrell, respectfully requests Certificate of Zoning Compliance and Design Review approval to construct a 9,460 s.f. single story office building at 6291 N. Fox Run Way in Meridian, ID. The proposed office building will be a multi -tenant user building and will provide 3,100 s.f. of office space for JMJ Mortgage. The remainder of the building will be available for 2 to 3 additional professional businesses. The proposed office building will consist of a mix of open and closed office spaces, a conference room with support spaces, men's and women's restrooms, and a reception area. The building will occupy the pad ready site of Lot 02 BILK 01 in the Paramount Point commercial subdivision. This new subdivision has 5 commercial building lots that include a Saltzer Health medical clinic and a regional bank, both of which are to the north of this proposed office building. As part of the office development, there are existing shared site features and services that have been previously approved. The shared existing trash enclosure is located at the end of the parking drive aisle, north of the proposed building. The existing sidewalks, paved parking lot with site lighting and storm drainage will remain. Existing parking will be utilized with 29 spaces being located on Lot 03. Additional parking is also available throughout the established business development. There will be new landscape proposed at the perimeter of the building, with existing trees and shrubs in the parking lot planter beds to remain. All landscape will be watered by the development's pressurized irrigation system. I'(E i�l�� ncy vehicle access is available from both N. Fox Run Way to the east and W. Eltl� hops Dr. to the south. Once inside the development there is access to this APPROVED I on the north and east sides with a 25-0" access width between parking stalls. L 05/22 louse ding will be wood framed construction, with a material palette that is a : n-2°2'-°22`orary mix of colors and textures that take elements from the Modern arm style of architecture. The field material will be an off-white stucco with a fine texture finish. Accent materials such as Cultured Stone brick and dark grey fiber cement panels will add warmth and texture to the facades. The brick veneer will be used at the base of the building and will articulate the projecting piers, adding depth to the facade. The windows and doors for the project will be black anodized aluminum with gray tinted glazing and will be used at all four sides of the building allowing for large amounts of daylight to the office users. Parapets will conceal rooftop equipment and will provide a cohesive architectural style consistant with the existing buildings at Paramount Point commercial subdivision. Each end cap tenant space will be framed by a corner feature that will identify each tenant entrance, provide visual interest, and help create a pedestrian level scale to the building. We believe the scale and mass of the proposed single story office building is compatible with the existing buildings and surrounding uses and is consistent with the objectives of the Urban/Suburban Design Guidelines and trust positive findings will be made and a positive recommendation will result.
