The incomplete items have been addressed as follows: 1. A signed affidavit of posting is attached. 2. New preliminary plat application forms have been provided. 3. The only public dedication is the elementary school site. The preliminary plat delineates the future ownership as Meridian School District. The ditches which traverse the site are users ditches. This information is based on data provided by Settler's Irrigation District. The users ditches have no specific documented easement widths and are considered prescriptive. This information was specified on the preliminary plat. These facilities will be piped and at the time of design the easement width will be determined based upon volumes, pipe sizes and input from Settler's Irrigation District. 4. The application for preliminary plat is accompanied by a Planned Unit Development application. Therefore, any deviations from the Ordinance will be under those allowed in the PUD section. No variance is requested with this application. 5. A pre-application meeting was held on 4/29/02. Dave and Brace were present. See attached pre-application meeting notes. 6. Two legal descriptions were submitted with the application. One legal describes the subdivision. The other legal description with the heading "Description for Annexation" provides the appropriate legal to the centerline of the roadways. FFID POSTING.doc 1 STATEMENT OF COMPLIANCE HAVASU CREEK SUBDIVISION The proposed streets will be constructed to Ada County Highway District and City of Meridian standards. (Construction Standards: 33 fi. street section and 4 ft. detached sidewalks.) The proposed residential collector will be improved with a 29 foot street section and 4 foot detached sidewalks. The proposed development is in conformance with the City's Comprehensive Plan. This area is designated as Medium Density Residential on the Comprehensive Plan Map. The development will connect to City water and sewer facilities. The subdivision will connect to the White Drain Trunk. Water is available in Locust Grove Road and will be extended north to the subject site. Based on the preliminary sewer profiles the northwest portion of the development will be required to sewer to the west through the Starkey parcel to Meridian Road. The preliminary plat submitted complies with most provisions of the Ordinance. A planned development application is requested on this project. The applicant is requesting deviations in frontage, setbacks, block length, lot sizes and home square footage. All applicable easements have been shown on the preliminary plat. The street names reflect comments from Street Name Committee and should be in compliance with the City Grid System. All items noted on the preliminary plat checklist have been completed. 6. DEVELOPMENT FEATURES: 1. The preliminary plat consists of 119.83 acres, which is owned by Maclocust, LLC and Renata Ham. The entire property is made up of five parcels. 2.
