A portion of this project lies within the Meridian Floodplain
Overlay District as a FEMA "A" Zone w/out flood elevations..
Prior to any development occurring in the Overlay District a
floodplain permit application, including hydraulic and
hydrologic analysis is required to be completed and
submitted to the City and approved by the Floodplain
Administrator per MCC 10-6.

* Annexation with C-G zoning.
* Submit a conceptual development plan that is consistent
with guidelines for Mixed Use - Community FLUM
designation in Comp Plan (see pgs. 3-11 thru 3-13 & 3-15
thru 3-16) - need community serving uses,
pedestrian/vehicular connectivity, integration of uses.
* Provide improvements to existing streets based on ACHD
& ITD's recommendations for proposed development.
* All structures must comply with the design standards in the
Architectural Standards Manual. Submit concept elevations
and/or design guidelines for future structures.
* Drive -through should be reconfigured on concept plan so
that it isn't so long.
* Vacate existing ROW.
