Dear Mr. Kotecha:
In response to your request for zoning verification for the Verraso Village project; parcel
numbers R8803510202, R8803510152, and R8803510095, please note the following:
• These properties are located within the corporate boundaries of the City of Meridian and
are currently zoned C-G, general retail and service commercial district.
• The abutting zoning designations for the addresses listed above are C-G (general retail and
service commercial district) to the north, south and west, RUT (rural urban transition) to
and R-8 (medium -density residential) to the east.
• A multi -family development is a conditional use in the C-G zoning district. The definition
of a multi -family development is:
Development where there are three (3) or more dwelling units or apartments located on the
same property. A multi family dwelling may or may not be present on the property.
• R8803510202 received a conditional use approval (CUP-15-012), conditional use
modification approvals (MCU-15-003), and certificate of zoning compliance approval
(CZC-15-084).
• R8803510152 received a conditional use approval (CUP-16-0005), certificate of zoning
compliance, design review, alternative compliance approval, and a property boundary
adjustment (A-2016-0287).
• R8803510095 received a conditional use approval (CUP- 17-000 1), certificate of zoning
compliance, design review and alternative compliance approval (A-2017-0110), and
property boundary adjustment approval (A-2017-0113).
• To the best of my knowledge the site is not in any special, restrictive, or overlay district.

In the event of a casualty, an approved conditional use permit (CUP) and certificate of
zoning compliance (CZC) is required to rebuild the structure(s) in its current form.
• To the best of my knowledge the site does not have any legal non -conforming issues, nor
any building or zoning violations.
• Documents regarding the subject property are available through a records request at the
Meridian City Clerk's Office.
Staff's failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
