Ms. Vigil,
Reviewing the staff report for this project has raised a few concerns.
Site Specific Conditions
1) Will meet tenus of the approved preliminary plat (PP-05-036) mid annexation mid zoning
(AZ-05-037).
2) A letter of approval from Nampa & Meridian Irrigation District will be submitted prior to
pre-construction meeting.
3) This pressure irrigation system is supplied with a year round water source from the
domestic water system. lITigable areas will be provided.
4) Fencing will be in compliance with UDC 11-3A-6 and 11.;3A- 7. Temporary construction
fencing will be constructed as necessary.
5) Sewer and water will be constructed to comply with the City öf Meridian' s to and through
policy providing service to the adjacent properties.
6) See note 5.
7) Any water meter in a common driveway will meet the City'~ speciñcation~ and be traffic
rated.
8) The portion of Lot 17 Block 2 that contains the drainage pond will be added to lot 20,
block 2. Ada County Highway districts access for maintenance will be coordinated and
appropriate easements/agreements will be attained.
9) Agree; adjustments will be made.
10) An appropriate agreement will be entered into with Nampa & Meridian Irrigation district
to allow the fence.
11) Instturnent number for the South Slough will be annotated on the plat if it so exists.
12) All structures will be removed that do not meet setback requirements.
13)AII we11s and septic systems win be abandoned per the governing authority. Wells are
inconveniently located for sites proposed use.
14) Agree.

15}Common driveways are being constructed however. these are for single-tàmily dwellings
is the suggested loading capacity (75,000 lhs) the same as a regular single-family .
dwelling? If it is not then I question the viability of this requirement since the only
difference ¡scammon wall construction .
16) Ingress/egress easement will be granted and shown as necessary on final plat.
17) Notes 1, 2 and 9 will be deleted as noted.
18) Landscape plan will be revised as noted prior to signature on the final plat.
19) Final letter for the subdivision name and street names will be submitted any corrections
will be made.
20) Agree. regulatory requirements will be met at the time of final construction.
21) Certificate of Owners will be complete prior to signature of final plat.
22) AGREE.
General Requirements
1) All ditches, laterals, and canals exclusive of the South Slough will be tiled in accordance
with UDC 11-3A-6.
2) Street signs, water system approved and activated, road base in and approved from ACHD
and the final plat shall be recorded prior to any building pennit being issued.
3) Any surety bond/letter of credit that may be required for unfinished allowable items will be
submitted prior to signature of final plat.
4) All development improvements shall be installed and approved prior to any certificate of
occupancy will be issued.
5} Agree.
6) Any applicable fees shall be paid prior to signature of final plat.
7) Owner/contractor will provide compaction testing for all building pads requiring
engineered backfill, where footing will sit atop fill material.
8) The developer will attain any permits required by the Army Corps of Engineers.
9) Noted.
10) Noted.
1 1) Noted; Landscape will be coordinated with the City's Arborist.
12) Noted.
