Observation Dr Meridian, Idaho 83642 208-895-0177 To Whom It May Concern: My residence falls within the 300 feet requirement of notification on proposed Tanana development on the southeast comer of Meridian & Victory road intersection. I attended the neighborhood meeting and at that time expressed to the developer the concerns I have with this proposed development. . -------"---~---="-" Th~ first ,concern -is;- there- ar-e-only4wo~pt}i-nt-s -of entry-"or~e-xiHh,*connecHo main- . traffic artery's; one on victory road straight across from Observation Points entry & the other on Meridian road approximately at the half mile point between Amity & Victory roads. I do not believe two accesses will be enough to handle the traffic load at the density level this subdivision is planned for. Not to mention the other cut through traffic generated by Subdivisions that will be connected & future planned developments. Meridian road in high traffic times is not going to be the exit or entry of choice. It has really become hazardous to negotiate due to speed & load. I have already seen some very bad accidents due to people getting impatient & taking risks. I am also seeing a lot of cut through traffic at the commercial development on the southeast comer on Meridian & Overland road as a result of the back up at the light taking four and five light changes to get through. So it only makes sense that proposed residents would use the Victory access and take advantage of the proposed light at victory and meridian roads. Sounds good right. Well, here's the problem, Observation Point already has a huge cut through problem with people using the victory entrance onto Observation drive up over the hill into Meridian Greens and out to the light on overland road bypassing the mess at meridian road & overland. I will also add that the speeds on Observation Dr in the subdivision reach speeds of over 50 mph! So when you consider that Tanana's entry is going to align with Observation Points entry it won't take long for those residents to figure out the advantage of cutting through to overland road and vise versa. Observation Point is currently pursuing a traffic study with ACHD because of the cut through traffic and speeds. There is a blind hill on Observation Dr that makes this a very dangerous cut through. It would be criminal to add to this current problem. Tanana at its current level of planned density and lack of entrance or exit options would certainly add to our problem. My second concern is the proposed location of the NC property. The NC property needs to be pushed back to Meridian road with the rest of the commercial property being developed. As a business owner I would want to be where I could draw the most traffic, not tucked down the road inside a subdivision. I also feel that its proposed location is also going to encourage cut through TRAFFIC! -~- ..-- -.... .-
