FOR VALUE RECEIVED,
TALUS PROFESSIONAL PLAZA, LLC, an Idaho limited liability company ("Grantor"), does
hereby grant, bargain, sell and convey unto MICHAEL V. HAJJAR, M.D., and KELLI HAJJAR,
husband and wife, whose current address is 2138 W. Falcon Point Court, Boise, Idaho 83703 ("Grantees',
all of Grantor's right, title and interest in those certain premises located in Ada County, Idaho, more
particularly described as follows:
Lot 16 in Block 2 of Silverstone Campus Subdivision, according to the
official plat thereof, filed in Book 89 of Plats at Pages 10295 through
10299, and subsequently amended by an Affidavit recorded
November 21, 2007 as Instrument No. 107156322, official records of
Ada County, Idaho.
To have and to hold the said premises with their appurtenances unto the Grantees and Grantees'
successors and assigns forever. And the Grantor does hereby covenant to and with the Grantees that
Grantor is the owner in fee simple of said premises, that the premises are free and clear from all
encumbrances, except current taxes and assessments, easements, rights -of -way, encumbrances, restrictions
and reservations of record, and any state of facts an accurate survey or inspection of the premises would
show, and that Grantor will warrant and defend the quiet and peaceful possession of said premises by the
Grantees and Grantees' successors and assigns forever, against all lawful claims whatsoever.
