RE: 2584 E. Magic View Drive - (ZV-2022-0012)
Dear Mr. Wright:
In response to your request for zoning verification for property located at 2584 E. Magic View
Drive, please note the following:
• This property is located within the corporate boundaries of the City of Meridian and is
currently zoned L-O (limited office district).
• The abutting zoning designations for the parcel listed above are RUT and R1 (Ada County)
to the north, south and east, and R-8 (medium-density residential) to the west.
• Current approvals on the site include:
• File: AZ, CUP H-2017-0011 – In May 2017, Annexation and zoning of 5.28
acres of land for from RUT to the L-O zoning district; Conditional Use Permit
for a nursing/residential care facility was approved and Development
Agreement #2017-059065 was recorded.
• File: A-2017-0201 – Certificate of Zoning Compliance and Design Review to
construct a new 82,922 square foot residential care facility containing 63
assisted living units and a skilled nursing facility containing 43 units on 5.28
acres of land in the L-O zoning district.
• The site is not approved as a Planned Unit Development and is not located in any special,
restrictive, or overlay district.
• The approved use is considered a conforming use and complies with the applicable zoning
regulations.
• In the event of a casualty, an approved Conditional Use Permit, Certificate of Zoning
Compliance, and Design Review are required to rebuild the structure in its current form.
• To the best of my knowledge the site does not have any legal non-conforming issues, nor
any building or zoning violations.

• Documents regarding the subject property are available through a records request at the
Meridian City Clerk’s Office.
Staff’s failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
