Jason Korn A portion of this project lies within the Meridian Floodplain
Overlay District. Prior to any development occurring in the
Overlay District a floodplain permit application, including
hydraulic and hydrologic analysis is required to be completed
and submitted to the City and approved by the Floodplain
Administrator per MCC 10-6.

sure Cul-d-sacs are 48' radius minimum.

Planning Review Notes Alan Tiefenbach - The applicant mentioned in the pre-app they may pursue
PUD zoning. Staff believes R-15 would probably suffice for
this project.
- Staff does have concerns with the length of the eastern-
most block. Please note blocks cannot exceed 750 feet
without an intersecting street or alley.
- Where a pedestrian connection is provided, the maximum
block face may be extended up to one thousand (1,000) feet
in length in residential districts.
Staff would prefer a stub street through this eastern portion.
- Staff suggests the applicant consider whether a north -south
street can serve as the "buffer" to the eastern property.
- The applicant should be aware an odor study for this area
will be discussed by the Council at their May 18 meeting.
- Staff has concerns regarding how common open space
and amenities will interface with the surrounding
developments, or whether the open space and amenities will
be specific to this development.
- Staff does have concerns with whether alleys should
continue to the streets and whether this will sufficient utility
truck and fire access.
Please note townhouses will require design review.

20 foot wide easement is required over the mains.
Any carports, trash enclosures, etc. should not impede the easements. Make sure the
site is designed in such a manner that this is not an issue.

If nothing has changed I don't see a need to meet again. With our new process, pre -application meeting
notes are no longer required to be submitted with your application. Once you are ready to submit your
application, please insert today's date as the date that you held your pre -application meeting and I will
change the date in our system.

Bill,
I'm prepping to submit two applications and it appears that the pre-app notes for both projects (Apex
West and Quartet South) are over the 4 month limit. Nothing about the projects has changed since the
pre-app meetings.
Can I still use the attached pre-app notes for my submittal?
