Mayor and City Council From: - - Kri;t;- Vi~l, Assist~t City Planner '(.i J -- -- Subject: Final Plat Modification Application - Request to Modify the Approved Fencing for Hacienda Subdivision (File No. MFP-O6-002) Staff has reviewed this submittal and offer the following comments: APPLICATION SUMMARY & LOCATION The applicant, Jayo Construction, has applied for final plat modification approval to modify the approved fencing in Hacienda Subdivision. The fencing shown on the approved landscape plan for Hacienda Subdivision is six foot wrought iron adjacent to common areas. The applicant is now proposing to construct four foot wrought iron, or four foot solid vinyl fencing, adjacent to common areas. Hacienda Subdivision is located approximately I,4rnile S. of Chinden Blvd. on the E. side of N. Meridian Rd., in the NW 1,4 of'iection 30, TAN., R.lE. STAFF ANALYSIS & RECOMMENDATION Fencing adjacent to the common lots was not a topic of discussion during the fmal plat approval of this development. The Unified Development Code (ODC 11-3A- 7) does allow for four foot solid fencing, and open.vision fencing that does not exceed 6.feet tall, adjacent to common area lots. Because the UDC allows either solid or open vision fencing adjacent to common areas, staff fmds that the applicant's request may be approved by the Council. Staff recommends approval of the applicant's request to modify the approved fencing for Hacienda Subdivision (MFP-O6-002). by allowing the applicant to construct either four foot tall wrought iron. or four foot tall solid vinyl fencing adjacent to the common areas. ; MFP-O6-002 Hacienda Subdivision Page 1
