Dear Ms. Reed:
In response to your request for zoning verification for parcel numbers R0619510300, R0619510200, R0619510400,
R8778730011, R06195 10 100, please note the following:
• The properties are located within the corporate boundaries of the City of Meridian and is currently zoned R-
15 (medium high -density residential district).
• The abutting zoning designations for the address listed above are R-15 (medium -high density residential) and
the railroad to the north, C-G (general retail and service commercial district) and C-N (neighborhood business
district) to the east, R-15 (medium -high density residential) to the west and south.
• A multi -family development is a conditional use in the R-15 zoning district (R0619510300, R0619510200,
R0619510400, R06195 10 100). The definition of a multi -family development is:
Development where there are three (3) or more dwelling units or apartments located on the same
property. A multi family dwelling may or may not be present on the property.
• Parcel # R8778730011 is currently vacant land; however; the site was approved for a self-service storage
facility, residential (accessory use to the multi -family development to the north) is a conditional use in the
R-15 zoning district. The definition of a self-service storage facility, residential is:
Any real property designed and used for renting or leasing individual storage spaces incidental
to residential property or dwelling units, to which the occupants thereof have access for storing
or removing personal property.
• Current approvals on the subject sites include:
• File: AZ-05-016 — In 2005, annexation and zoning of 28.6 acres of from RUT (Ada County) to R-15
(medium -high density residential) and L-O (limited office) zoning districts were approved and
Development Agreement Instrument #106002636 was recorded.
• File: PP-05-023 — A Preliminary Plat approval of one (1) multi -family building lots and once (1)
commercial office lot was approved in 2005.
• File: CUP-10-014 — A Conditional Use Permit consisting of 369 dwelling units on 24.61 acres of land
in the R-15 zoning district was approved in 2010.
• File: MDA-10-011 —A Modification to Development Agreement Instrument #111028916 was
approved and recorded in 2010.
• File: PP- 11-001 — A Preliminary Plat consisting of six (6) building lots and six (6) common/other lots
24.61 acres of land in the R-15 zoning district was approved in 2011.

File: FP-15-011 — A Final Plat consisting of four (4) building lots on 24.61 acres of land in the R-15
zoning district was approved in 2015.
• File: CZC-14-090, DES-14-077 —Certificate of Zoning Compliance (CZC) and Design Review (DES)
approval of Phases 1 and 2 of Silver Oaks, a multi -family development consisting of (260) residential
units on 24.61 acres of land in the R-15 zoning district was approved in 2014.
• File: A-2017-0109 — A Certificate of Zoning Compliance (CZC) and Administrative Design Review
(DES) consisting of 108 residential units on a portion of the 24.61-acre site in the R-15 zoning district
was approved in 2017.
• File: MDA, RZ H-2018-0109 & H-2019-0072 — In 2018, a modification to the existing Development
Agreement (Instrument 9106002636) to remove the subject property from the agreement and rezone of
3.53 acres of land from L-O to the R-15 zoning district was approved; Development Agreement
Instrument #2019-082758 was recorded in 2019.
• File: CUP H-2019-0076 — A Conditional Use Permit for a residential storage facility on 2.74 acres of
land in the R-15 zoning district for Elevate Franklin Storage was approved in 2019.
• File: A-2019-0291 — A Certificate of Zoning Compliance (CZC) and Design Review (DES) approval
of a 47,813 square foot self-service storage facility on 2.74 acres of land in the R-15 zoning district
was approved in 2019.
• File: MCU-2021-0006 — A Modification to the existing Conditional Use Permit for Elevate Franklin
Storage to combine Buildings C and D into one Building was approved in 2021.
• File: A-2021-0157 — A Certificate of Zoning Compliance (CZC) and Design Review (DES) for a
92,000+/- square foot self-service storage facility on 2.74 acres of land in the R-15 zoning district was
approved in 2021 was approved in 2021.
• The proposed use is considered a conforming use and complies with the applicable zoning regulations.
• In the event of a casualty, an approved Conditional Use Permit (CUP), Certificate of Zoning Compliance
(CZC), and Design Review (DES) are required to rebuild the structure(s) in its current form.
• To the best of my knowledge the site is not in any special, restrictive, or overlay district.
• To the best of my knowledge the site does not have any legal non -conforming issues, nor any building or
zoning violations.
• Documents regarding the subject property are available through a records request at the Meridian City Clerk's
Office.
Staff s failure to cite specific provisions of the Unified Development Code, or existing conditions of approval
associated with the subject property, does not relieve the Applicant of responsibility for compliance.
