Short Plat Application
Dear Mr. Parsons:
On behalf of Blodgett, LLC., we are pleased to submit the attached application and required supplements for a
short plat for the Budget Blinds Subdivision.
Site Information and Background
The subject property comprises approximately 1.76 acres identified as parcel number R5299430850 or Lot 41,
Block 49 within the Lochsa Falls No.12 Subdivision. Lochsa Falls Subdivision No.12 was recorded in 2005 and
included seven commercial lots and approximately 118 residential lots. The Lochsa Falls Subdivision was
annexed and zoned into the City of Meridian is 2002, file no. AZ 02-010.

ith City Code, the proposed short plat for the Budget Blinds Subdivision is a lot in a recorded subdivision;
has not been short platted or otherwise divided by Ada County Development Services; does not exceed 4 lots; is
not proposing new street dedication or widening; and there will be no impact to the health, safety or general
welfare of the city. This subdivision is in the best interest of the city as it will increase commercial opportunities in
this area of Meridian.
The Budget Blinds Subdivision will
create two commercial lots by
subdividing lot 41 within the
existing Lochsa Falls No. 12
Subdivision. The proposed lots will
comprise Lots 1 and 2 in the
Budget Blinds Subdivision. Lot 1 is
approximately 33,916 square feet
and Lot 2 is approximately 42,608
square feet.
As required by the existing
development agreement (Inst. No.
103012598), both lots will require
conditional use permit approval in
any future proposed uses. Site
design will be determined with
those applications. All dimensional
standards and previous conditions
of approval pertaining to the
preliminary plat will be
acknowledged in future
development of the proposed lots.
All existing public utility easements
including water, sewer, drainage,
gravity and pressurized irrigation
will be maintained as required
with previous approvals.

connections to Everest Lane which travels north to connect with Chinden Boulevard and continues west through
the existing Lochsa Falls Subdivision. Everest Lane has been constructed and the majority of lots have been
developed in the area.

Blinds Subdivision supports the City s vision for growth by providing an additional commercial
opportunity in this area. The provision of two commercial lots in an area close to existing transportation
corridors and residential properties supports numerous Comprehensive Plan goals and objectives. The
proposed short plat is in compliance with City Code as well as previous approvals.
