Site Information and Background The subject property comprises approximately 1.76 acres identified as parcel number R5299430850 or Lot 41, Block 49 within the Lochsa Falls No.12 Subdivision. Lochsa Falls Subdivision No.12 was recorded in 2005 and included seven commercial lots and approximately 118 residential lots. The Lochsa Falls Subdivision was annexed and zoned into the City of Meridian is 2002, file no. This subdivision is in the best interest of the city as it will increase commercial opportunities in this area of Meridian. The Budget Blinds Subdivision will create two commercial lots by subdividing lot 41 within the existing Lochsa Falls No. 12 Subdivision. The proposed lots will comprise Lots 1 and 2 in the Budget Blinds Subdivision. Lot 1 is approximately 33,916 square feet and Lot 2 is approximately 42,608 square feet. As required by the existing development agreement (Inst. No. 103012598), both lots will require conditional use permit approval in any future proposed uses. Site design will be determined with those applications. All dimensional standards and previous conditions of approval pertaining to the preliminary plat will be acknowledged in future development of the proposed lots. The provision of two commercial lots in an area close to existing transportation corridors and residential properties supports numerous Comprehensive Plan goals and objectives.
