Innovation Lane, please note the following: This property is located within the corporate boundaries of the City of Meridian and is currently zoned C-G (general retail and service commercial district). The abutting zoning designations for the addresses listed above are C-G to the north, south, east, and west. The subject property is currently vacant land; an animal care facility is a principally permitted use in the C-G zoning district. The definition of an animal care facility is: Any structure, or portion thereof, that is designed or used for the boarding, care, grooming, diagnosis or treatment of animals, including, but not limited to, sick, ailing, infirm or injured animals, and those that are in need of medical or surgical attention. The term animal care facility shall include, but not be limited to, an animal clinic, animal hospital, or veterinary office or kennel. • Current approvals on the subject site include: File: MDA, RZ, PP H-2020-0074 — A Development Agreement Modification to terminate all existing agreements in the Ten Mile Crossing Development area in favor of one master agreement to govern future development of the overall area to include project -specific design guidelines to supersede those in the Ten Mile Interchange Specific Area Plan (TMISAP), which include deviations from certain goals and guidelines including decreased floor area ratios, different street and streetscape designs, landscape and architectural design elements and site development standards, including an increase in height in the C-G zoning district of up to 100-feet to allow for 6-story buildings; Rezone of 40.98 acres from R-40 and C-C zoning districts to the C-G zoning district, 3.9 acres from TN-C and C-G zoning districts to R-40 zoning district, 0.65 acres from R-8 and TN-C zoning district to the C-G zoning district, and 0.53 acres from Community Development . 33 E. Innovation Lane (ZV-2022-0008) page 2 C�6IDIA� APPROVED DATE: 03/16/22 FILE NUMBER:-D2`Dw8 TN-C zoning district to the C-G zoning district; and Preliminary Plat consisting of 83 buildable lots and 2 common lots on 132.42 acres of land in the R-40 and C-G zoning Districts. • The site is not approved as part of a Planned Unit Development or located in any special, restrictive or overlay district. • Off street vehicle parking for nonresidential uses in all commercial districts the is one (1) space for every five hundred (500) square feet of gross floor area, except for self-service storage facilities which only requires parking based on the gross floor area of any office space. • The proposed use is considered a conforming use and complies with the applicable zoning regulations. • To the best of my knowledge the site does not have any legal non -conforming issues, nor any building or zoning violations. • Documents regarding the subject property are available through a records request at the Meridian City Clerk's Office. Staff s failure to cite specific provisions of the Unified Development Code, or existing conditions of approval associated with the subject property, does not relieve the Applicant of responsibility for compliance.
