RE: Sharp Estates Subdivision PP-OS-062, AZ-05-062
After the City Council Preliminary Plat hearing March 7, 2006, we had several conversations and
meetings with two of the individuals who testified against the proposed subdivision. We alsó had a
formal neighborhood meeting where we mailed notices to 87 owners within 300 feet of the project
from a Jist provided by the City of Meridian Planning Department. Three individuals attended that
meeting. Prom these meetings we have made the following modifications to plat:
]) Two lots along the northern side of the subdivision have been eliminated, reducing the totallot5
from 25 to 23. This makes the requested density 4.50 homes per acre.
2) For Lots 1 to 8, Block 2 along the northern boundary we have agreed with the two of the property
owners to the north to either build single story homes or homes with bonus rooms facing the street
with no windows facing north.
3) Building Lots 8 and 9 have been widened to accommodate a 15 foot wide space in the event it is
needed for Wingate Lane. Even though the Gables LLC will vacate its use of Wingate Lane other
owners that are stilJ a party to the 19] 3 Agreement stiU have a right to use the full length of the
Lane. Our lawyer has advised us that to amend the 1913 Agreement so that we do not have to
provide for Wingate Lane it will take 100% of the existing parties to the Agreement to vacate their
interest in the section of the Lane that is in the Sharp Estates Subdivision. Because of this, Lots 8
and 9 Block 2 have been designed to be wide enough to accommodate an area for Wingate Lane.
With these design changes we feel the larger lots in Sharp Estates blend in with the larger lots to the
north and east.
For the entire subdivision, the average lot size is 6,825 square feet with 23.150 square feet of open
area.
The land to the north and east is zoned R-4. The land to the south and west is zoned R-8. Even
though we are requesting R-8 zoning the requested density is for 4.5 homes per acre. with over
10.4% of the land being open space. If this open space was allocated to building lots the average lot
size would be in excess of 7,800 square feet
We feel this combination of the proposed lot configuration with more than 10% open space makes
this subdivision compatible with the existing neighborhoods.
Due to these changes we request that the Sharp Estates Subdivision Rezone, Armexation and
Preliminary Plat be approved.
