This property is considered Lots 7 & 8, Block 1 of Bower's Addition to Meridian Subdivision. This property approximately 0.19 acres (8,276 sq. ft.) and is Zoned as a part of your Old Town District Zone (O-T). We are submitting to you a two story building that will consist of a small commercial office space on the main level, along with Garage space and circulation area. The Upper Level is to consist of a single-family residential unit. Both the Commercial space and residential unit are to be owner occupied by Scott Asin and his company, Asin Construction. The building is to consist of approximately 4,700 sq. ft, with the residential unit comprising 2,270 sq. ft. of the overall size. Exterior building materials will consist of a combination of Horizontal wood siding, metal siding and Stucco. Roofing materials for the pitched roofs will be standing seam metal. The overall height of the building comes in at—30'-0" at the high point of our tallest pitched roof. We have made a concerted effort to meet the criteria of the Meridian Architectural Standards by breaking up the roof lines with a combination of pitched roofs and flat roofs with parapet walls. Additionally, we have worked at breaking up the exterior building materials so that there is visual characteristics as you move around the building. We have worked at providing some massing relief along Ada Street so that our building is more appealing and a part of the foot traffic that might find itself along this road or crossing the street in front of our new building. It is our hope that the Meridian Design Review staff finds that we have met the criteria they have established in their comprehensive Architectural Standards. It is our intent to have this building become an integral part of the Old Town District that is currently under a lot of change. Please do not hesitate to reach out to myself of Scott Asin with any questions or concerns that you might find with our overall building design. We would be happy to address any items that you might have questions about. Thanks for your time. Sincerely, Andrew Bick Bick Architecture
