Broadway Avenue Ste. 102 Meridian, Idaho 83642 RE: Certificate of Zoning Compliance + Design Review I Narrative The Cleaning Authority Office Building 2220 E. Cinema Drive Meridian, ID 83642 To whom it may concern, The applicant, The Cleaning Authority — Nate Haislmaier, respectfully requests Certificate of Zoning Compliance and Design Review approval to construct a 5,539 s.f. single story office building at 2220 E. Cinema Drive in Meridian, ID. The proposed office building will be a single user building and will serve as the new local franchise office for The Cleaning Authority. The Cleaning Authority is the leading provider of residential cleaning services and has multiple franchises in 42 states. The proposed office building will consist of a mix of open and closed office spaces, a large conference room for employee training and events, employee breakroom with access to an outdoor patio space, laundry facilities, cleaning supply storage and support spaces, men's and women's restrooms, and a reception area. The building and associated parking lot will occupy Lots 05 and 06 BLK 03 in the Destination Place commercial subdivision. These two lots are approximately 2-acres in size and have never been developed. The surrounding properties are a mix of retail, office, and restaurant users. Two of the most notable businesses are The Majestic Cinemas whose parking lot and access drive border this site to the west and the Harley Davidson dealership located to the north. The proposed site plan shows a total of 132 parking spaces which is greatly more than the code required 11 spaces. The reason for the large number of spaces is based upon needing parking for 30 to 40 company owned cleaning vehicles in addition to employee parking. There are typically two cleaning employees per company vehicle, and they drive their own vehicles to the office each day. The remaining spaces are for daily customers and permanent office staff. The required trees have been located around the perimeter of the All landscape will be watered by the development's pressurized irrigation system. ;re is a monument sign at the street corner that will match the brick and stucco colors of the building and will include the building number as well as signage for the tenant. Emergency vehicle access is available from W. Overland Rd. and E. Cinema Way to the south. Once inside the development there is access to this building on all sides with a 25-0" access width between parking stalls. The building will be wood framed construction with a material palette that has very traditional brick and stucco exterior materials but in a more modern monochromatic color palette of white, brown, gray, and black. Pilasters and vertical brick elements have been added to break up the predominantly horizontal feel of the building. The windows and doors for the project will be black anodized aluminum with gray tinted glazing and will be used at all four sides of the building allowing for large amounts of daylight to the building occupants. The flat roof is surrounded by parapet walls with at height of 20'-0" and creates a rooftop mechanical well that will screen the rooftop mounted HVAC equipment. The overhanging roof canopies at all four sides of the building will provide weather protection at the building entrances, shade from the southern and western sun exposures and help create a pedestrian level scale to the building. We believe the scale and mass of the proposed single story office building is compatible with the existing buildings and surrounding uses and is consistent with the objectives of the Urban/Suburban Design Guidelines and trust positive findings will be made and a positive recommendation will result.
