Design Review Narrative:
The City of Meridian is growing rapidly and has many new businesses moving to the area
to have their companies in one of the most loved areas in the Treasure Valley. The Boise
Board of Realtors organization is relocating their main office to the Gramercy subdivision
to provide a welcoming and growth -oriented environment for their employees and
members.
The Boise Board of Realtors will be building a new single story office building on Lot 5 of
the Gramercy neighborhood. Their building will provide both public and private spaces
for employees and visitors to utilize during working hours.
The new building promotes cohesive design by providing visual aesthetic while
complimenting the adjacent building around the property. The building design has a
variety of materials that complement each other as well as the architectural features.
The building maintains consistent and contiguous pedestrian connection to its
surroundings by providing connections to non -private public spaces. The new Boise
Board of realtors building enhances the neighborhood and environment it will be
located in.
The building scale has appropriate height, mass, and form in conjunction to the
surrounding buildings. The new office building plans for cohesive landscape design to aid
in the symmetry of the existing development by incorporating vegetation, awnings, and
lighting. The building design supports the aesthetic and character of the existing
development by providing consistency to the design.
The Boise Board of realtor office building provides adequate building form by the use of
various modulations in the facade plane, including both recessed planes and
projections. These modulations give the building shape and dimension to break up the
facade and make it more visually appealing. The single -story building establishes its visual
connection through fenestration patterns and roof line. The office building has prominent
parapets allowing for additional building dimension and form with the varying parapet
heights. The use of parapets pulls the building design into the environment by using a
similar style displayed by the surrounding buildings.
The new office building shows various facade transitions the emphasize focal elements
with the public entry, building color and material transitions. The design incorporates four
different material types; brick, stucco, concrete look fiber cement board and timber
tech wood siding.
All roof top mechanical equipment is located on the roof top screened by the parapets
to block the view of the equipment from the farthest edge of the adjoining right of way.

APPROVED Board of Realtors will have a newly developed site with vehicle/ bicycle parking,
oar o3iosi22 access to pedestrian paths. The site was designed to comply with the City of
FKENIAIBER^zozz-ooao ians municipal code and design standards. The parking lot includes, landscape

rs every 12 parking stalls, all stalls are 9 feet wide by 19 feet long. Compact stalls are
not included on site, all parking is considered standard.
All planting and vegetation has been design by the projects landscape architect, please
see sheets L-100 & L-105 for information.
