Engebretson ID, LLC and Scheels All Sports, Inc., Horrocks Engineers is submitting a CZC application for the Scheels All Sports project at Ten Mile Crossing. This project will be located on parcel number S1214233668 and located to the east of S Wayfinder Ave and south of W Cobalt Drive. This parcel is 73.072 acres and is currently going through a separate final plat process with the Ten Mile Crossing Master Developer. As previously discussed with city planning staff, the project site will be on 16.2 acres and will be on its own parcel once the final plat process is complete. Per discussions with Ted Brandvold, we understand that we can submit and move forward with this CZC application prior to final plat recordation. We further understand that the final plat must be recorded prior to receiving the Certificate of Occupancy. The site is appropriately zoned Commercial General (C-G). The proposed store will be a 2-story building with a gross floor area of approximately 251,476 square feet. The Ten Mile Crossing Design Review Board has reviewed our design review application and found the project to be compliant with their guidelines. The Board's letter of approval is included in our CZC application. Horrocks Engineers is pleased to submit this application and associated documents to the Meridian City Planning Division for review. We feel this project adequately meets all applicable zoning regulations and requirements. We look forward to working with the city planning staff to maneuver it through the approval process.
