Broadway Ave., Suite 102 Meridian, Idaho 83642 RE: Roaring Springs Expansion — Operations Building Dear Planner, On behalf of Roaring Springs we are pleased to submit the attached application and supporting materials for a new Operations Building for Design Review. This project will consist of a new single story building located at the Northeast corner of the existing Roaring Springs water park and is part of a larger expansion to the park that includes new pools and attractions. The applicant is proposing to construct a new 4,203 SF single story building. Site access is proposed off an existing service drive on the North side of the park. This drive, when completed, will form a loop around the water park and Wahooz and connect back to Overland Road. This Operations Building is intended to serve as employee office space and a break area featuring indoor and covered outdoor spaces. A First Aid station is also included to service the new pools and attractions in the water park expansion. The proposed building is located on the North side of the property. The parking area consists of a row of parallel parking stalls on the North side of the building adjacent to a 4' wide sidewalk. Area is also dedicated to emergency vehicle parking / turn around on the East side of the buildng. Employee parking is also provided in existing parking lots for the water park. The building will be integrated into perimeter fencing for the park facility, with access for staff and emergency personnel. Building elevations take cues from the existing structures in the water park. Materials include split -face and smooth concrete block, aluminum storefront windows and entries, and standing seam metal roofing. CMU block color will match existing color: Charcoal. Changes in the texture of the block break up the massing of the elevations. Exterior windows and storefront entry systems are to be clear anodized aluminum to match the campus standard. Metal roofing is to be a blue color to match with a yellow fascia band at the overhang. APPROVED ication has been prepared in coordination with the Meridian Design Manual.
