RE: Certificate of Zoning Compliance Application for Roaring Springs Expansion
Dear Planner,
On behalf of Roaring Springs we are pleased to submit the attached application and supporting materials
for a proposed expansion to the Roaring Springs Water Park. This project will consist of a phased
expansion located on the vacant ground to the East side of the existing park. The first phase of the
expansion will consist of new pools / attractions, cabanas, infrastructure support buildings and site work,
including additional parking along Overland Road. The second phase of the expansion will consist of new
water slides that will blend into the first phase and the existing park to create a seamless experience for
users. It is estimated that the second phase will take place within 10-15 years of the proposed initial
phase.
Phase One will include an Activity Pool, a Play Structure with surrounding pool, and an Action River.
Cabanas that match those already onsite will also be strategically placed around the new water features.
Support buildings, including an Operations Building, a Restroom, two Mechanical Buildings, and a Food
and Beverage Building with an outdoor Bar will be located throughout the expansion area to provide
infrastructure for this first phase as well as the future attractions. Outdoor seating areas and layout space
will be featured throughout the expansion. The proposed buildings will be constructed in such a way to
match the existing buildings in the water park.
The new parking area will be located along Overland Road in front of the proposed water park expansion.
It is designed to match the existing parking areas and will provide an additional 213 parking stalls. A 35'
wide landscape buffer at Overland Road is to be installed to continue the existing landscaping from
Wahooz and Roaring Springs. At this time an additional parking area is currently planned in the future
along the East property line, however this may be subject to change based on the demands and needs of
the business.
We are not promoting or in favor of any cross access with the adjacent properties to the East. Cross access
at the only available point along the East property line would bifurcate the Roaring Springs' parking and
business entrance by creating a roadway to S. Blue Marlin Lane instead of a parking lot in this area.
Traffic through the parking lot would increase, potentially including semi -truck fuel haulers and delivery
trucks, that in turn increases the risk to water park patrons. In addition, it's important to remember that
Roaring Springs is a seasonal business and needs the ability to secure the parking lot in the off season for

and security. This also applies to night time use as the adjacent businesses do have 24-hour
and would allow unwelcome and uncontrolled access to the Roaring Springs property.
TffeTMrosed buildings will be submitted for Design Review separately in order to allow for flexible
permitting submittals in the near future. It is our intention to file separate building permits for each
building, including the aquatics components, as they become available to do so.
This application has been prepared in coordination with the Meridian Design Manual. We expect that you
