RE: DESIGN REVEW & CZC APPLICATION FOR BALTIC PLACE OFFICE BUILDING
To Whom it May Concern,
Please find enclosed our Design Review and CZC applications for a new 3,996 square foot, one story, office building to be located
on lot 3, Block 2 of Baltic Place No. 01 Subdivision, at 57 S Baltic Place containing approximately .15 acres. The building is being
designed as a two -tenant speculative office building in similar size and styling to the existing buildings in the park.
The building will be a wood frame structure with stucco and stone exterior walls with hip roof and gable main entry. The exterior
architectural character includes two colors of stucco, with stone corners on the main fagade wall returning down each side wall.
The main entrances to the tenant suites are articulated by freestanding columns supporting a gable roof that is raised up from the
main hip roof. The building includes windows with raised accent trim on all elevations. All mechanical equipment is ground mounted
on the west side of the building and screened by landscaping and the existing perimeter fencing.
The site is comprised of mostly existing elements with only the building pad being presently unimproved. All parking areas are
existing on Lot 1 on the north side and on Lot 4 on the south side including landscaping, necessary accessible parking stall(s) and
sidewalk connections to the adjacent building and to the right of way. The existing parking provides 14 available stalls for this
project that requires a total of 8 stalls. The required trash enclosure is existing on the west side Lot 4 to the south of the building,
no new enclosure will be provided. Parking lot pole lighting in each parking area is also an existing feature with no new
improvements scheduled.
