Primeland Investment Group, LLC, an Idaho limited liability company, the Grantor, does hereby grant, bargain
sell and convey unto, Belltower Office LLC, an Idaho limited liability company, whose current address is 2541 E
Gala Street Suite 310, Meridian, ID 83642, the Grantee, the following described premises, in Ada County, Idaho,
To Wit:
See Exhibit A, attached hereto and incorporated herein.
TO HAVE AND TO HOLD the said premises, with their appurtenances unto the said Grantee, its heirs and assigns
forever. And the said Grantor does hereby covenant to and with the said Grantee, that Grantor is the owner in fee
simple of said premises; that they are free from all encumbrances EXCEPT those to which this conveyance is
expressly made subject and those made, suffered or done by the Grantee; and subject to all existing patent
reservations, easements, right(s) of way, protective covenants, zoning ordinances, and applicable building codes,
laws and regulations, general taxes and assessments, including irrigation and utility assessments (if any) for the
current year, which are not due and payable, and that Grantor will warrant and defend the same from all lawful claims
whatsoever. Whenever the context so requires, the singular number includes the plural.

LEGAL DESCRIPTION OF THE PREMISES
Lot 3 in Block 6 of Bridgetower Crossing Subdivision No. 2, according to the official plat thereof, filed in
Book 86 of Plats at Pages 9641 through 9643, official records of Ada County, Idaho.
Excepting therefrom:
A parcel of land conveyed to Ada County Highway District by Warranty Deed recorded December 16, 2019 as
Instrument No. 2019-126405, records of Ada County, Idaho, located in the Northwest quarter of Section 35,
Township 4 North, Range 1 West, Boise Meridian, and being a part of Lot 3 of Block 6 of Bridgetower
Crossing Subdivision No. 2, as shown in Book 86 of Plats at Page 9641 in the office of the recorder, Ada
County, Idaho, more particularly described as follows:
Commencing at a brass cap monument marking the Southwesterly corner of said Northwest quarter, from
which an aluminum cap monument marking the Northwesterly corner of said Northwest quarter bears North
0052'50" East a distance of 2631.06 feet; thence
North 0052'50" East along the Westerly boundary of said Northwest quarter a distance of 416.46 feet to a
point; thence leaving said Westerly boundary
South 89007'10" East a distance of 40.00 feet to the Southwesterly corner of said Lot 3 and the Point of
Beginning; thence continuing
South 89007'10" East along the Southerly boundary of said Lot 3 a distance of 12.00 feet to a point; thence
leaving said Southerly boundary
North 0052'50" East a distance of 200.00 feet to a point on the Northerly boundary of said Lot 3; thence

through 9643, Instrument No.103039561, records of Ada County, Idaho. Said cross access easement was
created by the aforementioned plat and Supplement Declaration of Covenants, Conditions, and Restrictions
for the Bridgetower Crossing Subdivision No. 2, recorded April 14, 2003, as Instrument No.103062005,
records of Ada County, Idaho.
