I am writing to ask a rejection of the R-15 zoning change for the 1.22 acres at the north end of Newland street for a
subdivision to be called Pinedale. The current medium density zoning for that lot would allow for 3-8 homes on that
small parcel of land which would be sufficient to build a cul-de-sac to end Newland. Adding 12 homes is too many for
that small piece of land. This piece of land was approved in 2019 on future land use map since Dec 2019. The land use
map was designed to control population areas in Meridian and allow for appropriate growth throughout Meridian. It
was painstakingly created by a committee and approved by the city counsel. The future growth map should be honored,
as they were created for a reason for each zoned lot. Adjacent projects are bringing in more houses and apartments.
There is no special need for additional housing to be added on this specific lot. No additional value of schools or parks
will be included. The tiny 2 common areas will not be of value to the public or for public use. This proposed change
should be denied.
This neighborhood would add not just 12-24+ cars to a sleepy street packed with kids that would be a potential danger
but more importantly there will be no additional parking. The traffic these cars will bring to the neighborhood would be
too much. The approved medium density 3-8 houses would be appropriate for an end point of Newland.
Please deny the zoning change to high density for this proposed project.
