CONTRACTOR IS TO PROVIDE ALL LABOR AND MATERIALS NECESSARY TO CONSTRUCT A FULLY AUTOMATIC AND OPERATIONAL SPRINKLER IRRIGATION SYSTEM. THE COMPLETED PRESSURIZED SYSTEM (INCLUDING POINT OF CONNECTION TO WATER SUPPLY, BACKFLOW PREVENTER, SHUT OFF VALVE, DRAIN VALVE, FILTRATION, MAINLINE, VALVES, LATERALS, HEADS, CONTROLLER, AND WIRING AS REQUIRED) SHALL PROVIDE 100% COVERAGE TO ALL PROPOSED PLANTING AREAS TO THE MATURE GROWTH SIZE OF ALL PROPOSED PLANT MATERAIL. THE UNDERGROUND SPRINKLER IRRIGATION SYSTEM SHALL BE DESIGNED AND CONSTRUCTED USING THE VALVES, PIPING, FITTINGS, CONTROLLERS, WIRING, ETC., OF SIZES AND TYPES ADEQUATE FOR THE AREAS SHOWN AND MEETING ALL APPLICABLE CODES AND MANUFACTURER'S RECOMMENDATIONS. THE DESIGN MEET ALL REQUIREMENTS SHOWN IN IRRIGATION DETAILS ON THIS PAGE, SHALL MATCH EXISTING IRRIGATION EQUIPMENT(IF ANY IS PRESENT) IN BOTH TYPE AND MANUFACTURER AND ONLY ONE MANUFACTURER'S PRODUCT SHALL BE USED IN ANY ONE CLASS OR TYPE OF PRODUCT. ALL EQUIPMENT SHALL BE INSTALLED PER MANUFACTURER'S RECOMMENDATIONS AND STANDARD INSTALLATION PRACTICES. 2. CONTRACTOR IS TO SUBMIT AN IRRIGATION DESIGN PLAN FOR REVIEW AND APPROVAL BY THE OWNER'S REPRESENTATIVE PRIOR TO ORDER OF MATERIAL OR CONSTRUCTION OF SYSTEM. ALLOW 2 WEEKS FOR REVIEW OF PLANS PRIOR TO COMMENCING ORDERING OF MATERIALS. CONTRACTOR TO COORDINATE REVIEW FEES, IF REQUIRED WITH OWNER AND INCLUDE ALL FEES IN SUBMITTED BID FOR CONSTRUCTION. ALL SUBMITTED DESIGN PLANS SHALL BE WELL DRAFTED AND INCLUDE ALL NECESSARY SYSTEM INFORMATION SUCH AS PSI, GPM, PIPE SIZES, HEAD LOCATIONS, VALVE LOCATIONS, PSI LOSS CALCULATIONS, PRECIPITATION RATES, RECOMMENDED WATER SCHEDULE, ETC. CONTRACTOR TO VERIFY WATER SOURCE LOCATION, SIZE, GALLONS PER MINUTE, AND PRESSURE PRIOR TO DESIGN. 3. COORDINATE DESIGNED IRRIGATION NEEDS WITH AVAILABILITY OF WATER FROM SOURCE INCLUDING TIMES AND/OR DATES WATER IS AVAILABLE. VERIFY CONTROLLER NEEDS PRIOR TO SYSTEM DESIGN. 4. COORDINATE LOCATION OF CONTROLLER WITH OWNER. INSURE DESIGN ALLOWS FOR ADEQUATE DRAINAGE OF SYSTEM, AND ALLOWS FOR COMPLETE WINTERIZATION OF SYSTEM. DESIGN SHALL CONSIDER NEED FOR CHECK VALVES IN HEADS TO RESTRICT LOW HEAD DRAINAGE IN SYSTEM. 5. CONTRACTOR IS RESPONSIBLE FOR ANY REQUIRED 110V POWER TO CONTROLLERS. ELECTRICAL WIRING SHALL BE INSTALLED ACCORDING TO LOCAL CODE. THE COST OF ALL ELECTRICAL WORK NECESSARY TO MAKE THE AUTOMATIC EQUIPMENT WORK SHALL BE INCLUDED IN THIS CONTRACT. 6. SYSTEM DESIGN SHALL FOLLOW INDUSTRY DESIGN STANDARDS INCLUDING TO SIZE PIPE TO MAINTAIN LESS THAN 5 FPS VELOCITY, USE A MINIMUM PIPE SIZE OF 3/4", SLEEVE ALL PIPE UNDER PAVING, WALKS AND ROADWAYS, MINIMIZE PRESSURE LOSS DUE TO FITTINGS AND EXCESSIVELY LONG PIPE RUNS, MAINTAIN MINIMUM PSI FOR PROPER OPERATION AT ALL SPRINKLER HEADS, LOCATE VALVES IN VALVE BOXES NEXT TO WALKWAYS OR OTHER ACCESSIBLE LOCATION OUTSIDE OF SPRINKLER SPRAY, AND CONSTRUCT SYSTEM TO DESIGNED GRADES AND CONFORM TO SITE AND LANDSCAPE PLANS. 7. MAINTAIN ACCURATE AS -BUILT DRAWINGS THROUGHOUT CONSTRUCTION, SHOWING ALL INSTALLED MATERIALS AND NOTING CHANGES IN DESIGN FROM ORIGINAL. SUBMIT FINAL AS -BUILT DRAWINGS FOR APPROVAL BY OWNER. 8. THE WORK (WHETHER MENTIONED OR NOT) SHALL CONSIST OF ALL LABOR, TOOLS, MATERIALS, TESTS, PERMITS AND OTHER RELATED ITEMS NECESSARY FOR THE INSTALLATION AND OPERATION OF THE IRRIGATION SYSTEM. 9. ALL PLANTER BED AREAS SHALL BE IRRIGATED USING EMITTER BASED DRIP SYSTEM WITH VALVE SYSTEM THAT PROVIDES PRESSURE REGULATOR AND FILTRATION AT EACH VALVE. SEPARATELY VALVE SUN AND SHADE DRIP ZONES. INSURE MINIMUM FLOW THRU VALVES FOR PROPER FUNCTION. DRIP SYSTEM TO ACCOMMODATE PLANTED SHRUB SIZE IRRIGATION AS WELL AS MATURE SHRUB SIZE IN IRRIGATION DESIGN. 10. ALL TURF AND LAWN AREAS SHALL BE IRRIGATED USING POP UP SPRAYS AND/OR ROTORS SIZED ACCORDINGLY TO THE IRRIGATED AREA. TURF ZONES SHALL INCLUDEA VALVE SYSTEM THAT PROVIDES A PRESSURE REGULATOR AT EACH VALVE. SEPARATELY VALVE SPRAY AND ROTOR ZONES. SIZE VALVES ACCORDING TO MANUFACTURERS RECOMMENDATIONS FOR WATER VOLUME REQUIREMENT. SPRINKLER SYSTEM LAYOUT IS TO PROVIDE COMPLETE COVERAGE WITH MATCHED PRECIPITATION AND MINIMAL OVERSPRAY. QUALIFICATIONS OF INSTALLER 1. CONTRACTOR MUST BE A BONDED SPRINKLER IRRIGATION CONTRACTOR. THE SPRINKLER IRRIGATION SYSTEM MUST BE INSTALLED BY A SPRINKLER IRRIGATION TECHNICIAN WITH FIVE (5) YEARS OR MORE OF EXPERIENCE.
