Highlights of Proposed Development: Annexation and Zoning of 4.99 acres from R2 (Ada County) to R~4
(Medium Low-Density Residential) and Preliminary Plat approval of 16 single family residential lots and
1 common lot on 4.99 acres. The applicant has also requested a Variance from UDC 11-6C-3 for cul-de-
sac length to exceed 450 feet, for the proposed Manship Place cul-de-sac, which is approximately 600 feet
long.

Outstanding Issue(s) for City Council: After the P&Z Commission meeting a letter was received from the
Blackstone HOA (neighbors left the P&Z meeting early do to the length of the agenda). The main -
concerns ofthe HOA are construction traffic and safety of the children in the area. The HOA is requesting
the City to address/acknowledge their request for speed bumps and the traffic problem (please see letter
dated February 23, 2006)
