Pine Avenue. city of Meridian City Clerk Office Applications: annexation and zoning, preliminary plat, and conditional use permit approval Gross Residential Density: 12.77 d.wacre Highlights of Proposed Development: Annexation and Zoning (AZ) to R-15 (Medium High-Density Residential) for 12.84 acres, preliminary plat approval of 41 single-family buildable lots and 4 common lots, and conditional use permit approval for a multi-family planned development with a request for reductions to the standard street frontage requirement of the R-15 zone. NOTE: These applications were originally submitted prior to the City adopting the Unified Development Code ruDC). This project has been reviewed by Staff using the previous development provisions of Titles 11 and 12 of Meridian City Code (MCC); however, Staff does discuss how the new UDC standards for multi-family development relate to the proposed project, and the Commission has required the applicant to comply with the multi- family standards ofthe UDC. The extension ofW. Pine Avenue Key Commission Changes to Staff Recommendation: The Commission voted to amend Staff's recommendation as follows: . Require the development to comply with the multi-family standards contained in UDC 11-4- 3.27B. . Added Condition 1.3.8 which states that the building elevations shall comply with UDC 11-4- 3.27E. . Added Condition 1.3.9 which states: The applicant shall work with City staff to provide fencing between the W. Pine Avenue extension and the private road. . Added condition 1.3.10 which states: The applicant shall modify the preliminary plat to add an easement for a walking path extension to the neighboring property to the northwest. Outstanding Issue(s) for City Council: None known Findings: Yes-for approval. Notes:
