RE: Roaring Springs Expansion – Mechanical 4 Building
Dear Planner,
On behalf of Roaring Springs we are pleased to submit the attached application and supporting materials
for a new Mechanical Building for Design Review. This project will consist of a new single story
building located at the North side of the proposed Roaring Springs water park and is part of a larger
expansion to the park that includes new pools and attractions. This particular building is integral to the
proposed Action River and houses pumps for the new water features throughout the expansion.
The applicant is proposing to construct a new 800 SF single story building. Site access is proposed off an
existing service drive on the North side of the park. This drive, when completed, will form a loop around
the water park and Wahooz and connect back to Overland Road. This Mechanical 4 Building is intended
to serve as an electrical room and pump room for new water attractions in the proposed expansion. It also
house the wave generator for the proposed Action River.
The proposed building is located on the North side of the property. It will front an existing service drive
on the North side of the property. This building is not intended to by occupied full time but needs access
for equipment installation and future maintenance.
Building elevations take cues from the existing structures in the water park. Materials include split-face
and smooth concrete block and standing seam metal roofing. CMU block color will match existing color:
Charcoal. Changes in the texture of the block break up the massing of the elevations. Metal roofing is to
be a blue color to match with a yellow fascia band at the overhang.
At the east end of the building a caisson is to be constructed that will tie directly into the Action River and
will provide the wave generation. The wave generator is housed inside the building as part of the
equipment package.
