In response to your request for zoning verification for property located at 3535 North Records
Avenue, please note the following:
• This property is located within the corporate boundaries of the City of Meridian and is
currently zoned C-G (general retail service commercial district).
• The abutting zoning designations for the parcel listed above are C-G (general retail service
commercial district) to the south and west, and Boise City limits to the north and east.
• Current approvals on the site include:
• File: AZ-04-009 — In July 2004, Annexation and zoning of 36.93 acres of land
for the proposed Market Square from RUT to C-G was approved and
Development Agreement Instrument #104107404 was recorded.
• File: A-2018-0156 — Certificate of Zoning Compliance and Design Review to
construct a new 52,000 square foot self -storage facility was approved in July
2018.
• File: A-2019-0287 — Property Boundary Adjustment for this site was
approved in June 2020.
• File: H-2020-0051 — Conditional Use Permit for a self-service storage facility
Phase II on one acre of land in the C-G zoning district was approved in July
2020.
• File: A-2020-0146 — Certificate of Zoning Compliance to construct 116
additional self -storage units in 3 buildings on one acre of land in the C-G
zoning district was approved in August 2020.
• The site is not approved as a Planned Unit Development and is not located in any special,
restrictive, or overlay district.

gulations.
In the event of a casualty, an approved Conditional Use Permit, Certificate of Zoning
Compliance, and Administrative Design Review is required to rebuild the structure in its
current form.
• To the best of my knowledge the site does not have any legal non -conforming issues, nor
any building or zoning violations.
• Documents regarding the subject property are available through a records request at the
Meridian City Clerk's Office.
Staff s failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
